Prudential Don Johnson Rental Criteria  

 

1.       Must have good rental or mortgage history and must be verified from an unbiased source.  You must have given notice to vacate to current landlord if renting.

2.       Verifiable GROSS income of 3 ½  to 4 times the monthly rent (Except Section 8 applicants)

There is NO exception on this. If there is a roommate situation you may combine income but must make at least 5 times rent. No more than 3 roommates. NO CO-SIGNERS.

3.       Credit report will be run. Our minimum credit score requirement is 600 - you may get a free credit report annually from annualcreditreport.com. The only exception will be with additional deposits and/or advance paid rent. Please do not call our office if you are not prepared to pay the extra amounts for poor credit situations.

4.       Criminal history will be run. NO felonies. Other certain crimes may be cause for rejection.

5.       We DO NOT accept anyone with a previous eviction or anyone who owes money to a previous landlord/apartment.

6.       No aggressive dog breeds or mixed aggressive breeds. (See list)

7.       Maximum is 2 pets; some exceptions may be made with approval from owner. All pets must have current rabies vaccinations.

 

Instructions for applications and after approval

 

 

·         One application per person. Anyone over 18 must fill out separate applications. The application fee is $50 per person or $75 total for legally married couple. Each spouse must fill out a separate application.

Applications are processed only one at a time on a first come, first serve basis. We DO accept back up applications. Application will not be accepted if incomplete, unsigned, without signed rental criteria form, or unaccompanied by processing fees.

Please attach copy of photo I.D, proof of income (specifically last 3 paycheck stubs) and copy of orders if active military.

·         Please allow 2-3 business days for processing of your application. Someone in our property management office will notify you of acceptance or rejection.

·         Immediately upon acceptance, your Security deposit (in the form of check, cashier’s check, or money order) made payable to Prudential Don Johnson is due. A signed lease agreement will be required to hold the property. You may leave the deposit with your application and it will not be deposited until approval.

·         Your move in date must be within 2 weeks of approval of your application if property is already vacant. If the property is occupied, your move in date can be no later than 7 day of the available date on MLS.

·         Utilities must be put into your name no later than lease start date.

·         On move in day you will come to the Prudential Don Johnson office on 16845 Blanco Rd. Ste. 101 San Antonio, TX 78232 to pick up your move in packet which includes your signed lease agreement, inspection form, emergency numbers, numbers for utilities, our newsletter and keys & remotes (if applicable). You will have 15 days to review the move in inspection we performed and send back to our office by mail, email, or fax ONLY if there are any changes made.

NOTE: If potential tenant wants something done to the house i.e. painting, repairs OR has questions i.e. shorter/longer lease, interest in buying house, they should submit questions in writing attached to application. They may put application is contingent upon approval of such items before we will run the application. 

Pet Policies

The following aggressive dog breeds are not accepted: American Pit Bull, Bull Mastiff, Rottweiler, German Sheppard, Doberman Pinscher, Presa Canario, Chow Chow, Akita, Alaskan Malamute, or any of the Russian Sheppard’s.

Pet policies are strictly enforced; any breach will be grounds for termination of the lease. Tenants will be evicted for misrepresenting the breed of their dog or for the possession of poisonous, dangerous, or illegal pets or endangered species. Birds must be confined to cages. No fish tanks or aquariums larger than 30 gallons.
